A good mini-split install takes a full day and looks like it belongs in the house. A bad one is easy to spot — messy line-sets, droopy drain lines, and a unit crammed where nothing else would fit.

$3,800–$14,000 — Single-zone to 4-zone. Mitsubishi, Daikin, LG, and Fujitsu are my go-tos.
What I see most often
- ADU or addition has no cooling and you can’t extend ductwork
- One room always runs hot (bonus room, converted garage, sunroom)
- Historic home that can’t accept traditional ducts
Usual fixes:
- Proper line-set sizing and length limits
- Dedicated 20A circuit with 240V service
- Condensate drain routing that doesn’t clog in year two
